Methodology

Self Storage Data Services, Inc. is committed to obtaining the best and most reliable data possible. It collects and analyses thousands of operating statistics from more than 5,000 facilities located in the nation’s top 50 markets every 90-days. In addition, it receives rental activity and other performance data from more than 2,000 facilities involving 100,000 tenants every 30-days, directly from self-storage REITs.

Supply Statistics

  1. SSDS tracks new supply statistics studying the number of new starts as well as following projects in the construction pipeline. SSDS uses F. W. Dodge data to benchmark the trends.

Demand Statistics

  1. SSDS measures demand by studying the total rental activity (defined as the sum of all move-ins plus all move-outs in a given period.)
  2. The data is analyzed on a national, regional, and metro area basis.

Operating Performance

  1. The operating performance statistics are tracked by benchmarking Asking Rental Rate, Physical Unit Occupancy, Effective Rental Rate, Economic Occupancy, Concessions, and Rent per Available Square Foot.
  2. SSDS tracks 45 different types of concessions to measure the trend in the number of facilities offering concessions and the financial impact they have on revenue.
